This apartment is in a wonderful location – from the living room, you have fantastic sea view and with the windows open, can feel the ocean breeze all throughout the day.
It has 2 bedrooms with double beds and one bedroom with a single bed. The kitchen is totally furnished and the building offers you a big swimming pool, sauna and gym.

Location:

The apartment is located beachfront in Ipanema, between posto 8 and 9.
The area has plenty of restaurants, bars, bakeries, night clubs, groceries, laundry, supermarkets and shops open till late in the evening.
Buses and taxis are available 24 hours.

*Rates in US Dollar are based on Euro with a estimated change of 1,4 US Dollar for 1 Euro. Rates in US Dollar will be adjusted on the exchange rate of the day.

**Low season : from 01-Apr-2008 until 30-Nov-2008.
High season : from 01-Dec-2008 until 31-Mar-2009.

Reservation, pre-payment and deposit:

In order to book an apartment we need a reservation deposit of 25% of the total rental amount. Payments may be made via bank wire directly into our bank account in Brazil or France (in local currency). You can also pay with your credit card through PayPal, however, there is a fee of 4% for payments in Euro and 6.5% for payments in USD due to PayPal fees on foreign exchange
During Carnival and New Years, 50% of the rental amount is required as a deposit.
The balance of the rent is to be paid in cash (In Euro, USD or BRL) on the arrival date or by bank transfer 5 days prior to arrival. Credit cards and travelers checks are not accepted upon arrival.
Please note that the booking will not be confirmed until Accommodation in Rio has received the pre-payment amount and you have received a confirmation e-mail.
Upon arrival you will also be asked for a deposit against damage made during your stay. The deposit should be made in cash, and will be returned in full at the end of the stay, provided that there are no damages and the apartment is left in good condition. The deposit goes from 100€ to 1000€ depending of the apartment.

Arrivals and departures terms:

On the day of arrival one of our staff will meet you in the apartment to sign the rental agreement contract. At this time we will also collect the full remaining balance from you. This payment is to be made in cash in Euro, USD or BRL at the official exchange rate of the day.
Please advise us in advance of the arrival time so that we can either arrange the airport transfer for you or to meet you directly in the apartment.
Check in before 8:00am or after 8:00 pm will have an extra charge of 50 BRL.
Normal check out time is 11:00 AM. If no one rents the apartment on the day you are leaving we do not charge for a late check out on that day. If you want to secure a late check out, you can do so by paying another ½ day's rent.
When leaving, the guest is obliged to leave the apartment in a reasonably clean condition, otherwise a cleaning service fee will be charged (50 BRL).

Apartment services:

Airport transfer service: Reliable, bilingual and discreet with reasonable rates, it costs 100 BRL, for up to 3 people, 120 BRL for 5 people.
Mobile phone: We can provide a mobile phone free of charge. Please let us know at least 2 days prior to your arrival.
Bikes : We can rent bikes with a lock. Prices starts from 30 BRL per day / 100 BRL per week depending on the bike.
Cleaning service: Dependable and efficient, 4 hours costs 50 BRL.
Laundry : Prices vary according to the amount of clothes (about 2 BRL per item, wash and dry).

Extra services:

Tours, Guides, and Excursions in Rio and in Brazil in general.
Concierge service to arrange any tickets or reservations you need. (such as theater tickets, football tickets, restaurant reservations, helicopter tours, boat tours, art and museum exhibitions)
Arrange activities such as hiking, rock climbing, hang gliding, surfing, and golfing.
Events: Birthdays, anniversaries, conferences, corporate hospitality. Services include venue search/décor, supplier search, theme ideas, costumer assistance, catering, music, photography/videography, catering, and any other requests or ideas you may have.
Organize honeymoons.
Wedding planning. This includes everything from arranging the stylists, flowers, hall rental, dinners before and after the wedding date, catering services, music, lighting, photography/videography, car rental/transportation, venue rental, themes, wedding outfits, invitations, stationary, table ideas, seating plans, confectionery, gift list, rehearsal dinner and anything else that you need to make your day unforgettable.
Spa services, either at the spa itself, or at your accommodation.
Kids day care services.
Private chef and cooking classes.
Money Exchange.
Help with purchasing property in Rio.

Cancellation policy:

Reservations will not be reimbursed under any circumstances. However, in some cases, you will be able to change the dates of your stay and the choice of apartment, at your convenience, depending on availability.

General rules:

Tenant shall be responsible for any fines that may be incurred due to violation of any laws, the convention or internal regulations of the building in which the apartment is located. Payment of the fine shall be made to Accommodation in Rio, as soon as we are notified as to the motive and value of said fine.
If you get into trouble with the police involving illegal drugs or anything else that is illegal in Brazil, we will not be able to assist you in any way. The owner of the apartment and our agency have no responsibility to help you in such a case.

Grounds for expulsion: Breaking terms of the contract, more people staying in the house than contracted for, disturbing the neighbours, loud parties, prostitution, negligence, drugs, property damage or any other detrimental conduct. Your deposit and rent will be forfeited as stated in the contract.
